Most of the properties we take on are bought as investments: tired stock in Oxford, Abingdon, Didcot, Kidlington, Banbury and Witney that needs bringing up to a lettable, saleable standard before it produces anything. We also refurbish homes for owner-occupiers who want the same standard of management, a defined scope, a schedule that is stuck to, and one person accountable for the result.
The commercial logic is simple. An empty property costs money every week it stays empty, and the cost of a slow refurbishment is rarely the builder's price: it is the rent that never arrived and the finance that kept accruing while nobody turned up on site. The Risk
What a badly run refurbishment actually costs
The common failure on a whole-house refurbishment is not bad workmanship. It is sequencing. A plasterer arrives before first fix is finished, the electrician goes to another job, the kitchen is delivered into a room that is not ready to receive it, and every one of those small collisions adds a week. Four collisions and you have lost a month of rent on a property you are still paying for.
The second failure is scope decided on site. When the specification is not fixed before work starts, decisions get made in a hurry, in a dusty hallway, with a trade waiting to be paid. Those decisions are almost always more expensive than the ones you would have made calmly at the start, and they are the reason refurbishment budgets drift rather than break.
The third is the finishing tail. A property that is 90% done earns exactly the same as a property that is 0% done: nothing. Snagging, missing handles, an undelivered worktop and a bathroom seal nobody came back for can hold a completed refurbishment off the market for weeks, and it is the part of the job most builders are least interested in.

We fix the scheme on paper: layout, finishes, fittings and the standard each room is being taken to. You get a written scope and a price built against it, not a headline figure that moves once work starts.
Programme and trade sequencing
Trades are booked in order against a schedule built around your funding and your deadline. Materials are ordered ahead of the trades that need them, so nobody stands still waiting for a delivery.
Managed build
Strip-out, structural work, first fix, plaster, second fix, kitchens and bathrooms, flooring and decoration, run daily by us. You get progress updates rather than a site to supervise.
Finishing, furnishing and styling
Decoration, furnishing and styling are taken through to a photo-ready state where that is part of the brief, so the property is ready to be listed the week it is finished.

Refurbishment detail: methods, materials and variations
No two refurbishments are the same, but the decisions that matter repeat. This is how we approach the elements that most affect cost, programme length and how the property performs once it is occupied.
Strip-out and structural alterations
Most whole-house programmes start with a full strip-out back to a workable shell: old kitchens and bathrooms removed, failed plaster taken off, redundant services stripped and floors lifted where the condition demands it. Structural alterations, removing a wall to open a kitchen-diner, forming a new opening, reconfiguring a landing to serve additional rooms, are planned at this stage with building control involved from the outset, because a layout that is agreed on paper is far cheaper than one that is corrected in blockwork.
First fix: electrics, plumbing and heating
First fix is where a refurbishment is either set up to run smoothly or set up to fail. Circuits, sockets and lighting positions are planned against the finished layout and the way the property will actually be used, not against where the old ones happened to be. Heating and hot water are sized for occupancy, a five-bed shared house has a very different simultaneous demand profile to a family home, and pipework and waste runs are set out before plaster goes anywhere near them. Specialist work is carried out by fully qualified independent tradespeople.
Kitchens, bathrooms and second fix
Kitchens and bathrooms carry most of a refurbishment's perceived value and most of its maintenance risk. We specify units, worktops, sanitaryware and taps for durability under real use, sequence them so trades are not tripping over each other in the tightest rooms in the house, and hold delivery dates against the programme so a completed room is not waiting on a single missing item. Second-fix joinery, doors, ironmongery, skirtings and architraves are where a property stops looking like a building site and starts looking finished.
Decoration, flooring and the finishing detail
Decoration is a specification decision, not an afterthought: durable, washable finishes in circulation areas, sensible sheen levels where surfaces get touched, and a colour scheme that photographs well without dating in a year. Flooring is chosen room by room against wear, moisture and acoustics. we handle the decorating, furnishing and styling ourselves at this stage, which is why the last 5% of our projects tends to close out rather than drag.
Investment property versus owner-occupier work
The build is the same standard; the specification is not. On an investment refurbishment, every finish is judged on cost-per-year of tenant use, void risk and how quickly it can be made good between tenancies. On an owner-occupier refurbishment, personal preference and long-term comfort carry more weight, and we specify accordingly. Telling you which of those two schemes you are actually paying for is part of the appraisal.
