The Risk
What an unmanaged renovation does to a budget
Self-managed renovations fail on sequencing before they fail on anything else. Each trade books your job around their existing work, so the gaps between stages are set by other people's diaries. Trade selection and coordination
All trades are independent subcontractors: established businesses we have worked with over several years and bring in for the parts of a project they are best at. They are booked in a sequence that lets each one work cleanly, with the site left in a state the next trade can start from. Specialist work is carried out by fully qualified independent tradespeople, and their work is tested and certified.
Budget control and payment structure
Cost control starts with a written scope, because a project that has not been defined cannot be tracked. A typical payment structure is 25% deposit, 50% at the halfway point and 25% on the final visual inspection, indicative and flexed with the scale of the project, which keeps payment tied to progress. Variations are priced and agreed rather than absorbed silently into the job.

On shared housing, HMO licensing and fire regulations are handled directly too, and designed into the scheme from the start rather than bolted on at the end.
