Short-let setup is everything between a finished property and a live listing: furniture sourced and installed, soft furnishings and lighting, kitchen equipment and consumables, bedding and towels, storage, artwork and styling, and the final dress of each room to a photo-ready state.
It is offered as two package tiers so the spend can be matched to the property and the nightly rate you are targeting, and it is priced on top of the base renovation, quoted clearly and separately rather than folded into a build figure where you cannot see it.
The reason to buy it as a package rather than assemble it yourself is time and coherence. A property furnished across six weekend deliveries by an owner who does not live nearby is a property that is not earning, and the result usually looks like what it is: a collection of items rather than a scheme.
We take on setup for properties we have renovated and for properties finished by someone else. Either way, the work runs to a schedule, with deliveries sequenced so installation happens in a concentrated window rather than trailing on.

The Risk
What a slow, piecemeal setup costs
Every week between practical completion and the first booking is a week of full cost and no income. Setups that are run in an owner's spare time routinely take a month or more longer than a managed one, and that delay is pure loss: the mortgage, the utilities and the council tax do not pause while you wait for a sofa.
Piecemeal furnishing also produces piecemeal results. Items bought at different times, from different ranges, to solve individual problems, never resolve into a scheme. The property photographs as a set of compromises, and it will be priced by the market accordingly.

Setup detail: what actually goes into a property
A short-let setup is a schedule, not a shopping trip. This is the structure we work to and where the judgement calls sit.
The furniture layer
Beds and mattresses, seating, dining, storage and bedside furniture are specified for constant re-use: solid construction over flat-pack where the piece will be moved or leaned on, fabrics that tolerate cleaning, and dimensions checked against the room so circulation and photography both still work. Mattress specification gets disproportionate attention because sleep quality appears directly in reviews and reviews set your rate.
The soft layer
Bedding, mattress and pillow protectors, towels, rugs, curtains or blinds with proper blackout in bedrooms, and cushions and throws that give the photographs depth. Multiple bedding sets per bed are part of the specification, not an afterthought, a property with one set of linen per bed cannot be turned around between same-day guests.
The equipment layer
Kitchen equipment scaled to maximum occupancy: pans, oven trays, knives, crockery, glassware, cutlery, kettle, toaster, and the small appliances guests expect. Plus the household layer, iron and board, hairdryer, drying rack, vacuum, bins, cleaning storage, and the guest layer of hooks, mirrors, luggage space and bedside charging.
Lighting and atmosphere
Lighting is the cheapest lever on how a property photographs and how it feels at 9pm in February. We add table and floor lamps with warm bulb temperatures, make sure every seating and reading position has a light near it, and avoid relying on single ceiling pendants anywhere it matters.
Package tiers and where the money goes
The two tiers differ in the depth of the furniture and soft specification and the extent of the styling layer, rather than in whether the property functions. Both are aimed at a property that is complete on day one. At the site visit we will tell you honestly which tier the property and its likely rate justify, over-specifying a property in a market that will not pay for it is as much of a mistake as under-specifying one.

Where the setup sits alongside building work, a typical structure is 25% deposit, 50% at the halfway point and 25% on the final visual inspection, flexed to the scale of the project.
