Kitchens are a materials decision more than a style decision. Here is how we choose, and why it changes with the property.
Carcasses, doors and hardware
Carcass construction and edge quality determine how a kitchen ages in a damp, hot, heavily used room. Door finish decides how it looks after cleaning products have been used on it a few hundred times. Hinges and drawer runners are the components that actually fail, and in a shared house they cycle several times more often than in a family home, which is why we specify them upward even when the rest of the kitchen is mid-range.
Worktops: laminate, solid surface and stone
Laminate is the sensible default for most rental kitchens: cost-effective, wide range, and replaceable in isolation, provided joints and cut-outs are sealed properly. Solid surface and stone are worth their cost where a property is being sold, where a short-let needs to photograph well, or where the run is exposed to constant heat and water. The specification decision is about where the money is recovered, in achievable rent, in nightly rate, or in sale price.
Layout, services and appliance planning
The working triangle matters less in a shared house than raw capacity: linear metres of worktop, storage per occupant, and the ability for two or three people to use the room without colliding. Appliance positions are planned with waste, water and circuit capacity in mind, and sockets are set out for how the room will really be used, kettles, air fryers, microwaves and chargers all live on the worktop now.
Flooring, splashbacks and the wet junctions
Floors need to tolerate spills at the sink and dishwasher line, take a mop weekly, and hold up under chair movement. Splashbacks and the worktop-to-wall junction have to be sealed with a detail that does not depend on a bead of silicone being perfect forever. Where a floor is going into a room with an appliance under a worktop, the detail at that threshold gets particular attention, because that is the exact point where most kitchen water damage starts.
