Terms & Conditions
The basis on which RedFox Homes quotes for and carries out work across Oxfordshire.
About these terms
These terms set out how RedFox Homes, owned and operated by Darryl Johnson of Wantage, Oxfordshire, provides renovation and property services. They apply alongside the specific scope and quotation issued for your project, which takes precedence where the two differ.
Site visits and quotations
The initial site visit and consultation are free and carry no obligation on either side.
Quotations are based on the scope agreed and on what is visible and reasonably foreseeable at the time. Where concealed defects, structural issues or statutory requirements come to light once work begins, we will set out the change and its cost before proceeding.
Payments
A typical payment structure is 25% deposit, 50% at the halfway point of the works, and 25% on the final visual inspection. This is indicative and is confirmed in writing for each project according to its scale and duration.
Short-let setup and furnishing is available as two package tiers and is charged at an additional cost to the building works.
Trades and workmanship
Work is delivered by our core team together with established independent subcontract trades. Specialist work is carried out by fully qualified independent tradespeople, and RedFox Homes remains your single point of contact throughout.
Guarantee
Completed works typically carry a 6-month workmanship guarantee. The period can vary depending on the specific element of work involved, and this is confirmed with your scope.
The guarantee covers our workmanship. It does not cover fair wear and tear, tenant or occupier damage, misuse, alterations carried out by others, or issues arising from parts of the property outside the agreed scope. Manufacturer warranties on supplied products apply on their own terms.
Compliance work
Where a project includes HMO licensing, fire regulations or building control, we manage that process as part of the works. Statutory decisions, inspection outcomes and timescales sit with the relevant authority and are outside our control.
Access and the property
You are responsible for providing safe and reasonable access to the property for the agreed working hours, and for confirming you have the authority, consents and permissions required for the works, including any freeholder, lender or planning consents.
Programme
We give programme dates in good faith based on the agreed scope. Delays caused by variations, statutory bodies, material lead times, access restrictions or matters beyond reasonable control may move those dates, and we will keep you informed when they do.
Cancellation
Either party may end the arrangement in writing. Where work has started, you remain liable for works completed, materials ordered or supplied, and any commitments reasonably made on your behalf up to that point.
